About the Big Island of Hawaii

Big Island real estate differs in a major way from real estate on the other islands of Hawaii. This difference is the existence of Lava Zones. Not all Big Island property is located within these lava zones. The Big Island of Hawaii is divided into nine districts. These districts are North Kona, South Kona, North Kohala, South Kohala, Hamakua, North Hilo, South Hilo, Puna and Kau.

The Big Island is divided into different Lava Hazard Zones 1 to 9 based on the probability that lava may cover the area. These regions are based on the likelihood that a volcanic eruption and lava flow in the future may occur. The Lava Hazard Zones on The Big Island are based on information and estimates from prehistoric and historic times. There are several other dangers that can occur within the Lava Zones. These include damage from the eruptions, such as the ground cracking and settling and tephra fallout. Many residents live within these zones and are not worried about volcanic eruption.

Big Island real estate in the Puna area is located on the windward side of the island. The area of Puna is almost the size of the island of Oahu. It is 320,000 acres. Puna has property in Lava Zones 1, 2 and 3. Real estate in the Puna area is still very affordable. It is possible to buy a parcel of land in some areas for $60,000 and a single family home from $229,000. Of course, real estate in this area also has a high end where a single family house in Puna can cost as much a $2,800,000 and a parcel of vacant land can be almost $4 million.

Property located in the Hilo area of the Big Island is very desirable. Hilo is the largest town on the island and it is full of old Hawaiian charm and history. Real estate located on the beautiful Hamakua Coastline brings premium prices. This area offers many beautiful and spectacular views. A single family home in this area can cost anywhere from $220,000 to $4,000,000 depending on size and location.
