This rise was due to a large, expensive property being sold.

One example of Kauai land in the North Shore area is listed at $500,000 and is located in Princeville. The lot measures 9,624 square feet and is considered an interior lot. It is in walking distance to Queens Bath and has a mountain view. A property listed for $2,100,000 in Kilauea has 18.03 acres. This property has a distant ocean view and river frontage. The most expensive piece of Kauai land consists of 116.22 acres located in Hanalei. It is priced at $15,000,000 and is the largest parcel of privately held land in the valley. It has views of Waioli Stream and the ridge that separates Waioli from Waipa. As it is, this land qualifies for five houses and further subdivision is possible. Kauai land on the South Shore also has a vast price range. There is a 280.53 Hawaiian plantation in Kalaheo, overlooking the ocean, listed for $20,000,000. Another Kalaheo property lists for $279,000 and has 13,364 square feet. It has a mountain view. On the East Side of Kauai, land prices ranges from $200,000 to $5,000,000. The property with the $5,000,000 price tag is only 1.52 acres. This piece of Kauai land is ocean front with a beautiful sandy beach. It can be divided into lots for six houses. Land for sale on the West Side is more limited. Parcels can be bought starting at about $200,000. One property listed at $240,000 in Waimea has 31.45 acres and is zoned for agricultural usage. However, it is located in a flood zone. Priced at $2,800,000 is a 4.66 acre parcel. Kauai land located in the Central Area is even more limited. The price range is from $269,000 for a 5,000 square foot plot in the Molokoa Village II Development to $800,000 for a 1.1 acre piece of property with an ocean view. As development of this island paradise continues, vacant Kauai land for sale will become more and more limited.
