About KauaiKauai, nicknamed the "Garden Isle", is the oldest and northernmost of the major islands in the Hawaiian Island chain. Roughly circular in shape, Kauai's interior consists of jagged and secluded mountain terrain, impossible to access except by helicopter. Kauai's coastline, with more than 140 miles of white sandy beaches, is home to about 62,000 residents. The island is distinctly low-key and rural, accentuated by a brilliant blue ocean, extraordinary emerald-cloaked mountain ranges, multi-hued flowers and rich red earth. Lihue is the county seat as well as the business and commercial center of the island. Local students are served by the Kauai Unified School District, which maintains standard public elementary, middle and high schools as well as charter schools. Though Kauai's weather is tropical, it really consists of several different micro climates, with sunny dry areas, lush valleys, and cool foothills at the foot of high mountain rain forests. For much of the year, Kauai temperatures range in the 70s, and winter nighttime lows in the 60s. Kauai summers consist of daytime temperatures in the mid-80s and nighttime lows in the 70s. Even in the middle of Kauai's summer months, almost steady and moderate trade winds create a moderately cool climate as opposed to the often suffocating heat normally found in many other tropical vacation areas. Kauai, Hawaii has more sandy beaches than most other Hawaiian islands, plus nearly 45% of its coastline is virtually deserted. It's a safe bet you will find your perfect and "private" beach for snorkeling or sunning. Kauai is home to three of the top ten rated golf courses in Hawaii. Kauai has huge areas of tropical woodlands, secluded coast and lush mountains compatible for hiking, in addition to the beautiful Na Pali Coast and majestic Waimea Canyon -- well-known as the "Grand Canyon of the Pacific." All of these areas offer hiking trails and are easy to access. Kauai's bountiful and accommodating coral reefs teem with a multitude of colorful fish. Divers find it easy, as well as captivating, to snorkel the brilliant warm waters of Kauai's lagoons. Kauai is home to numerous rare and endangered bird and plant species which are not found elsewhere in the world. Kauai is famous for the Kilauea National Wildlife Refuge where tropical seabirds fly closely by only a few feet away. Kauai is also home to the magnificent and educational National Tropical Botanical Gardens. Kauai Real Estate as Diverse as the Island ItselfKauai real estate is some of the most beautiful available anywhere in the world. This lush tropical Pacific island is the oldest island in the Hawaii chain. Nicknamed 'The Garden Island', Kauai real estate features lush tropical plants, swaying palm trees, sheer cliffs and spectacular scenic views. Kauai real estate is very desirable and is in high demand. The County of Kauai (both Kauai and the island of Niihau) has placed limitations on the amount of real estate development allowed. These building imitations, combined with the large number of people wanting to buy retirement and second homes on Kauai, have created more of a demand then there is existing housing. The two biggest areas of growth in the Kauai real estate market are in the Koloa-Poipu district and on the North Shore. Kauai building restrictions, governed by Kauai's Comprehensive Zoning Ordinance, allow for only four percent of the island's land to be developed. Building height restrictions are also in place. The Kauai Comprehensive Zoning Ordinance rule is no building can be taller then a mature coconut palm tree - which is approximately 40 feet, or four stories tall. With this rule, Kauai's natural tree line is not broken by towering buildings. Available Kauai real estate for sale includes vacant land, existing homes and condos, new construction and commercial property. The price range of properties is vast in all the categories depending on the location desired. Generally Kauai real estate is divided into five areas or districts -- North Shore (Hanalei District), East Side (Kawaihau District), Central (Lihue District), South Shore (Koloa District) and the West Side (Waimea District). Kauai's major residential areas are - Haena, Hanalei, Princeville, Kilauea, Anahola, Kapaa, Kapahi, Waipouli, Wailua, Hanamaulu, Lihue, Puhi, Koloa, Poipu, Omao, Lawai, Kalaheo, Eleele, Hanapepe, Waimea and Kekaha. Real estate options on Kauai are diverse and affordable. Condos and townhomes are readily available, as are single-family homes and stunning estate properties with scenic views and/or ocean frontage. As the beautiful tropical paradise of Kauai continues to grow and develop in the real estate market, more and more people want to live, or vacation, on this spectacular Garden Island where Kauai real estate is as diverse as the island itself.
