The North Shore of Maui is tropical and lush. It remains green almost all year due to the showers brought by the trade winds. Land in this area is mostly zoned for agricultural use. The minimum size lot for this type of zoning is 2 acres. However, there are some smaller agricultural size lots.

Maui land in the south part of the island starts at 6,000 square foot range and goes up to half an acre or more. This is because less land is dedicated to agriculture. This part of Maui has a lot of sunshine and gorgeous beaches.

Maui land on the west side of the island is mostly located in developing subdivisions.
