Molokai real estate is some of the most beautiful in the entire world. The island, known in Hawaii as "The Friendly Island", is rich with deserted beaches, tropical rainforests and breathtaking natural beauty.

Molokai is the least developed of all the major Hawaiian Islands that the public is allowed to visit. It is the fifth largest of the Hawaiian Islands with a population of only about 7,000.

Real Estate here is different from properties in most places. There are no high rise buildings. In fact, there isn't a building higher then a palm tree. Molokai homes, condos and vacant land are located in a peaceful, friendly environment where the inhabitants lead a very rural lifestyle.

Molokai's largest town, Kaunakakai, has a population just under 3,000. The main street, Ala Malama Street, is two blocks long and there are not any traffic lights. Actually, there isn't a traffic light on the entire island. It does have a general store, a library, restaurants, a bakery, a post office and a courthouse which is located in a former church.

Molokai Home Sales
According to the Real Estate Association of Maui, statistics show that the Molokai real estate market has been in an overall decline during the first six months of 2007. Between 1/1/07 and 6/30/07 only two houses sold on Molokai as opposed to five during the same period for 2006. That is an overall decline of 60%. Since the Molokai real estate market is relatively limited, the statistics are based on very few sales. The average sales price during the same time period in 2007 was $355,000 as opposed to $867,800 during 2006, down 59%. The median sales price for the same time period was $355,000 during 2007 and $450,000 during 2006. This shows a decline of 21%. The year-to-date sales volume for the same time period for Molokai real estate showed a decline of 84%. The sales volume was $710,000 for 2007 compared to $4,339,000 for 2007.

Molokai Condo Sales
Molokai real estate condo sales did a little better than the residential housing market during the same time period. There were five sales during the first half of 2007 as opposed to six in 2006. This shows a decline of 17%. The average price for condos sold on Molokai during this time period was $281,000 down from $757,667 in 2006 showing a decline of 63%. The median sales price went down from $332,500 to $305,000, a decline of 8%. The year-to-date sales volume for the Molokai real estate condo market went from $4,546,000 in 2006 to $1,405,000 in 2007 showing a decline of 69%.

Molokai Land Sales
In the Molokai real estate market land sales were down, but fared better than home and condo sales. During the first six months of 2007, ten parcels of land were sold. For the same time period in 2006, 14 parcels sold. This represents a decline of 29%. The average parcel of land during 2007 sold for $372,400 as opposed to $388,393 during 2006, a decline of 4%. The median sales price during the first six months of 2007 was $226,000, down 28% from the median price of $312,000 during 2006. The total year-to-date sales volume for Molokai land sales shows a decline of 32%, from $5,437,000 in 2006 to $3,724,000 in 2007.
