VA Foreclosures Are A Great Investment

Mortgages made by the Department of Veteran's Affairs are arranged with regular payments due until the mortgage is paid off in full. Recovery of the loan is carried out by VA foreclosure of the home. government foreclosures will occur when the VA's borrowers default on repayments, and the home reverts back to the VA. Default on payments can occur for many reasons.

If you are not a veteran you may still purchase a VA foreclosed home. The VA is interested in selling its foreclosure listings to anyone in order to avoid the taxes, insurance and maintenance costs associated with the property. Financing incentives and interest rates may even be provided by the VA for purchasers.

If you are willing to overlook an unattractive, run-down property, because the previous owner was unable to afford the house, and the maintenance effort to keep it in prime condition, then a foreclosed VA home could be ideal. These homes are often in the lower price ranges and can be a bargain, particularly if you invest the time and money to renovate it for a future sale.

Be very cautious when you encounter government foreclosures, and do your research before you commit any investment. A good rule of thumb, in my experience, is that you should be willing to consider a purchase if there is cosmetic damage to any property but avoid a property if real structural damage exists. A moldy bathroom or a flooded cellar may look and smell off-putting, but they're easy enough to fix, and their presence can drag down a property's purchase price enough to make it a good investment.

A VA foreclosure can be perfect for real estate investing or a buyer who wishes to purchase a property below market value. In order to obtain a listing of VA foreclosures, check with a local realtor who will have a list on the local Multiple Listing Service. You could also search the Internet under the search phrase "VA foreclosure listings", and adding the zip code of the area you wish to purchase your property in.

There are other types of government foreclosures besides VA foreclosures. Likewise bank foreclosures on bank owned real estate, preforeclosures and foreclosure auctions offer other similar opportunities outside of government foreclosures for bargains when real estate investing.

Borrowers of VA default on repayments and recovery is made by VA foreclosures to avoid further loss/maintenance. They offer favorable financing/interest rate to prospective buyers. Such foreclosures are ideal for investing in real estate since it is a run-down property and can often be bought cheaply. One should stay away from properties having structural problems whose repair cost is high. Properties requiring bathroom fixing or basement that floods are the ones to buy. VA foreclosure homes can be obtained either from Multiple Listing Service of realtors or doing an Internet search. To get best bargain one should consider other government foreclosures such as bank foreclosures/bank owned real estate etc.
